The honest answer is “it depends” — but you deserve real numbers, not a shrug. Below are the same price ranges our online estimator uses for kitchen remodels in Chicago. They come from the projects we actually price and build, so you can see how size, finish level and layout decisions move the total.
Chicago kitchen remodel cost by size and finish level
These ranges are for a full remodel that keeps your current layout, in a single-family home. Everything is rebuilt — cabinets, countertops, backsplash, plumbing and electrical updates, lighting and finishes.
| Size | Essential | Signature | Luxury |
|---|---|---|---|
| Under 100 sq ft | $31,000 – $34,500 | $39,000 – $43,500 | $52,500 – $60,000+ |
| 100–150 sq ft | $34,500 – $42,500 | $43,500 – $57,500 | $60,000 – $85,000+ |
| 151–225 sq ft | $42,500 – $52,500 | $53,500 – $69,500 | $72,500 – $100,000+ |
| 226+ sq ft | $52,500 – $65,000 | $66,000 – $85,000 | $90,000+ |
Essential means clean, durable finishes and a refreshed layout. Signature — our most popular level — adds custom cabinetry, stone surfaces and designer fixtures. Luxury covers bespoke millwork, premium stone and statement details, which is why those ranges are open-ended.
What changes the price the most
- Moving things around. Leaving the sink, range and gas line in their current spots saves more money than any other decision. A new layout typically adds about 15%; a major reconfiguration with walls moved or removed adds about 30%.
- Where you live. Townhomes and walk-ups add about 3% for access and logistics, condos about 7%, and high-rises about 12% — elevator bookings, building work hours and protection of common areas all take time.
- Finish level. Cabinets and countertops are the largest line items. Going from Essential to Signature in a mid-size kitchen moves the budget by roughly $10,000–$15,000.
- Add-ons. Islands, premium appliance packages and custom hoods are where budgets grow quickly — see the table below.
| Add-on | Typical added cost |
|---|---|
| Island | $3,000 – $8,000 |
| Waterfall countertop | $2,000 – $5,000 |
| Premium appliance package | $5,000 – $15,000 |
| Custom hood | $2,000 – $5,000 |
| Pantry cabinetry | $2,000 – $5,000 |
| Beverage / coffee station | $1,500 – $4,000 |
| Under-cabinet lighting | $500 – $1,500 |
| Cabinet organizers / pull-outs | $500 – $2,000 |
| Premium stone | $2,000 – $5,000 |
Example: a mid-size condo kitchen
A 151–225 sq ft kitchen at the Signature level with a new layout, in a condo, plus an island and a premium appliance package, comes out at roughly $74,000–$108,500. Keep the existing layout and skip the appliance package, and the same kitchen lands much closer to the base range in the table.
How to get an accurate number for your kitchen
A range gets you oriented; a real price needs someone to see the space. During a free in-home consultation we measure, check what is behind the walls where we can, talk through finishes, and give you a fixed-price proposal — not an estimate that grows once demolition starts. Because we are a design-build contractor, the people pricing your kitchen are the same people building it.
