After years of managing remodels around Chicago, the same handful of decisions come up again and again. None of them are dramatic on their own — but each one can cost money, time or everyday convenience.
1. Picking finishes before the layout
Tile and hardware are the fun part, but layout decides how the kitchen works. Settle where the sink, range, refrigerator and prep space go first.
2. Not planning storage for what you actually own
Count your pots, small appliances and pantry items. Full-extension drawers, pull-outs and a pantry cabinet usually beat extra wall cabinets you cannot reach.
3. Forgetting about lighting
One ceiling fixture is not enough. Plan layers: recessed or ceiling light for the room, under-cabinet light for the counters, and pendants or accents where you want them.
4. Too little landing space
Leave counter space next to the refrigerator, range and sink so there is somewhere to set things down safely.
5. Underestimating ventilation
A properly sized hood vented to the outside matters, especially with gas ranges and in tighter city kitchens.
6. Ignoring outlets
Think about where the coffee maker, mixer and charging station will live, and plan outlets there. Code-required counter outlets are a minimum, not a plan.
7. Changing your mind after ordering
Late changes to cabinets or stone are the most common cause of delays. Take the time to decide early — it keeps the timeline on track.
8. Skipping permits
Moving plumbing, electrical or walls needs a permit. Skipping it can cause problems with insurance and when you sell. See do you need a permit in Chicago.
9. Forgetting the building rules
In condos and high-rises, board approval, insurance certificates and elevator bookings come before demolition. Plan for them from the start — our condo remodeling guide walks through it.
10. Choosing on price alone
The lowest bid is not the lowest cost if the scope is vague. Look for a licensed, insured contractor with a fixed-price proposal and one person accountable for the result.
